Information for Architects, Designers & Builders in Teton County
The Town of Jackson and Teton County have adopted the International Code Council 2024 edition of the Wildland Urban Interface Code. The IWUIC “has as its objective the establishment of minimum special regulations for the safeguarding of life and property from the intrusion of fire from wildland fire exposures and fire exposures from adjacent structures and to prevent structure fires from spreading to wildland fuels, even in the absence of fire department intervention.” To put it simply, the intent of this code is to build structures that will withstand a fast-moving wildland fire and to prevent structure fires from burning down the wildland.
Effective January 01, 2025, all private land parcels in the Town of Jackson and Teton County are now within the mapped Wildland Urban Interface and subject to IWUIC review by the Fire Department. If the WUI boundary, indicated in Red is not immediately visible, you can turn it on by opening the Planning and Building layer and selecting Wildland Urban Interface.
Submitting for IWUIC review:
Submit a WUI application through the SmartGov Public Portal. Please allow 7-10 working days for review and response. Please note, a site plan indicating dimensions between the structure and other structures, as well as property boundaries, is now required at time of application. Your submittal will not be reviewed until the $150.00 invoice fee is paid.
The Prevention Bureau will review the area fire hazard, determine water compliance, and consider existing or proposed defensible space on the property. We will then provide you with an excel spreadsheet outlining how determinations were made as well as a memo stating Construction Requirements necessary to meet the IWUIC. Ignition Resistant (IR) Construction will be called out as either Does Not Apply, IR3, IR2, or IR1 construction, the latter the most restrictive. You will receive a notification through SmartGov when your review is complete and documents are available. The WUI memo and hazard score can be found in the "Notes" section of your application. **This information must be obtained prior to significant planning to forego future changes which might be required for code compliance. The Building Departments will not accept your permit submittals without having received a WUI review and permit number.
- Do all structures in the WUI need a review? No. There is some work exempt from permitting. One-story detached accessory structures used as tool and storage sheds, playhouses and similar uses, provided the floor area does not exceed 120 square feet and the structure is located more than 50 feet from the nearest adjacent structure. Projects that are strictly interior and do not impact exterior components, including windows, doors, and decking, are also exempt. Re-Roofs and interior only projects do not require a WUI permit. Please contact Jackson Hole Fire/EMS prior to submittal if it is unclear for your project.
